When is the best time to sell your home?

There are a multitude of factors that figure into this decision, whether it’s a job transfer, family changes, downsizing or expansion.  No matter what the reason, be sure to seek an expert’s opinion on the best timing for your area, given your target date.

But, if you want to choose when to sell based on when you will get the most money for your home – then springtime is the best option.

Locally, our spring real estate market starts earlier than most people realize.  Our spring market starts in January. If you consider that most buyers take off much of November and December for the holidays, it makes sense that once they put their Christmas decorations away, they are ready to start house hunting again.  Some years it is mid-January, some years it is late January – it depends on the weather, the economy and, believe it or not, the Packers season.

The spring real estate market moves like a freight train – fast and furious from January into June.  If you are considering a spring home sale – give us a call and we can help you plan the optimum time for your home to hit the market.

In June, once the kids are out of school, our market does slow a bit. Our buyer ‘pool’ thins a little as some buyers fall out of the market based on their summertime activities and vacations. However, houses definitely still move in summer, as long as your agent has prepared you and your home for best time and strategy to enter the market.

After Labor Day, once the kids go back to school,  we typically feel a secondary push between September and October.  Then, slower again for November and December.

Keep in mind this is a guide. The real estate market is fluid and fluctuates based on many factors, including interest rates, economic conditions and weather.  An agent who knows your area will be able to ‘read the market’ as it is trending.
